SERVICE AREA
I am based just outside of Port Huron in Clyde, Michigan. I proudly serve St. Clair, Macomb, Lapeer, and Sanilac Counties. I am more than willing to travel to additional locations when requested (a travel fee may apply).
TRAVEL FEE
No travel fee for properties within 50 miles from Port Huron, MI (This covers all of St. Clair County, and most of Macomb, Lapeer, and Sanilac Counties.) For distances farther than 50 miles from Port Huron, MI, there may be a the travel fee of $0.50 per additional mile. Inquire for more details.
TURNAROUND TIME
Standard turnaround time is 24-48 hours. Typically, you can expect to receive a link to your listing photos in mid-late morning the the day after the photography appointment.
Same-day turnaround is available for standard photography for a $50 fee. Same-day turnaround must be requested when scheduling the photography appointment.
HOW MANY PHOTOGRAPHERS WORK FOR YOU?
I am the sole photographer for MK Real Estate Photography. When you book my services, I am the one you can expect to arrive at the photography appointment. There may be times that my husband, Paul, will join me such as when there is a lot of home prep required, the listing property is in an unsafe neighborhood, rainy days, etc.
WHAT IF RAIN IS EXPECTED THE DAY OF MY PHOTOGRAPHY APPOINTMENT?
You do have the option to reschedule at no extra cost. If you wish to continue with your appointment as scheduled, I will happily oblige as long as the weather conditions are not a danger to myself and/or my equipment. Aerial photography must be rescheduled.
WHAT IS THE BLUE SKY GUARANTEE?
The blue sky guarantee means that no matter the weather, you will have an inviting blue sky in your listing photos.
WHAT TIME OF DAY IS BEST FOR PHOTOS?
Generally, I prefer to photograph mid-day to avoid long shadows and drastic color variations in the exterior photos. For higher-end listings or waterfront listings, we should schedule for a time when the primary side of the home is illuminated by the sun. For example, a listing located along the waterfront on Lake Huron typically should be photographed in the mid to late morning while the waterfront side of the home is nicely lit by the sun. If you would like some guidance, just ask. I'm here to help.
DO YOU USE FLASH?
I do have the experience and equipment for architectural flash photography. However, due to my photographic method, flash photography is not necessary in 99.9% of listings.
DO YOU ADD PROPERTY OUTLINES TO THE AERIAL PHOTOGRAPHS?
Yes, you will receive one image with an estimated property outline. Property outlines are estimates only and are not guaranteed.
WHAT CAN I DO WITH THE MARKETING KIT?
When your listing photos are ready for you, you will receive an email with several links including two property website links (branded and unbranded), a link to download your photos, as well as a link to your marketing kit - this is where the marketing magic happens.
The first thing to do after entering your marketing kit, is to add any missing property information to your listing such as asking price, square footage, number of bedrooms and bathrooms, lot size, and MLS number.
Next is the fun part. As you scroll down through your marketing kit, you will see a variety of templates for promoting your listing property to numerous social media platforms. You can customize social media videos, stories and reels, still image posts, and slideshows with your favorite images and then download them, so you can upload them to whichever social media site you are most comfortable with.
Below the social media templates, you will find links for customizing your property site. Here you can choose from the displayed site themes, or you can click the "Edit Details and Design" tab and then the "Select Design Style" tab to view all of the available design themes. You can also add music to enhance your viewers' experience.
As you continue down the page, you can customize your print-ready flyer - perfect for passing out to potential homebuyers.
Finally, you will see links to your property site's weekly traffic report. This report will show you which images are performing best and how many visitors have viewed your site.
